We present our plan, a detailed list of remedial work required for your property to meet statutory requirements. We also discuss how we’ll manage your property and present you our contract.
After all necessary repairs are made, we coordinate with the local authority to carry out their property assessment.
As soon as the property is approved, we take full responsibility for the move-in logistics, working hand-in-hand with the local authority to place their chosen residents.
From this point forward, we manage all property operations and resident relations. You receive regular monthly payments directly into your account, providing total financial predictability.

What exactly is the "Guaranteed Rent" model?
Our model ensures you receive a fixed monthly income regardless of whether the property is occupied or if the resident falls into arrears. Because we are your tenant and our funding is backed by local authority contracts, your rent is secure, predictable, and paid 365 days a year.
How long are the lease terms?
We specialize in long-term stability. Most of our agreements are internal leases lasting between 3 and 5 years, allowing you to step away from the stress of frequent renewals and market fluctuations.
Will I have to pay any management or "finder" fees?
No. Unlike traditional high-street letting agents, we do not charge management fees, finders' fees, or renewal fees. The rent we agree upon is the amount that lands in your bank account.

Who will actually be living in my property?
We work with local authorities to house individuals and families in need of stable accommodation. Every resident is vetted by the council to ensure the placement is appropriate for the home and the community.
What are the "void periods" during transitions?
There are none. We pay you from the day the lease starts until the day it ends. If a resident moves out and it takes us two weeks to prepare for the next, you are still paid in full.
How do you handle compliance (Gas Safety, EICR, etc.)?
While the legal responsibility for ensuring the property meets all safety regulations remains with the landlord, Sojourn Homes acts as your proactive compliance partner. We track all expiry dates for Gas Safety certificates, EICRs, and EPCs, notifying you well in advance. We can then coordinate with your preferred engineers or our own trusted contractors to ensure inspections are carried out seamlessly, keeping your asset fully protected and 100% compliant at all times.
Can I still inspect my property?
Absolutely. While we handle the day-to-day, it is still your asset. We simply ask for a standard notice period so we can coordinate a time that is respectful to the residents.
