The terms on which we provide our website, social and supported housing services, temporary accommodation, and professional property management — in partnership with local authorities, housing providers, and landlords.

1. Introduction
These terms and conditions (“Terms”) govern your use of the Sojourn Homes website and our services relating to social housing, temporary accommodation, and professional property management for landlords and partners in the North West of England and as otherwise agreed. By using our site or services, you agree to these Terms.
Nothing in these Terms reduces your statutory rights as a professional landlord or a resident where applicable law provides protections that cannot be excluded.
2. What We Do
Sojourn Homes provides managed housing and property operations. Since 2016, we have worked with North West local authorities, housing associations, and charities to facilitate the placement and support of residents. We manage homes to high standards—including safety compliance, repairs, and resident communication.
Depending on the arrangement, we act under contract with a partner organisation or as a direct lessee to a landlord. While these Terms govern the use of our website and general services, specific rights relating to a tenancy, 3–5 year lease, or placement are set out in separate legal documentation which governs that specific relationship.
3. Enquiries and Placements
Enquiries submitted through our site are subject to availability, local authority criteria, and our internal assessment. A response to an enquiry does not guarantee a placement or a lease agreement. Rent, management fees, and termination rights will be clearly outlined in the formal Lease Agreement or Service Level Agreement applicable to your specific property or placement.
4. Use of the Website
You must use our website and services lawfully and in good faith. You must not submit false information (particularly regarding property compliance or ownership), misuse our systems, or harass our staff. We reserve the right to restrict access if we believe you have breached these Terms or the law.
5. Conduct and Property Management

For Residents: Those occupying homes managed by Sojourn Homes must treat the property, neighbours, and our team with respect. Residents must adhere to the conditions of their placement and allow access for essential safety inspections (e.g. annual gas safety checks).

For Landlords: Landlords must provide accurate information regarding property condition and ownership. Landlords must cooperate with statutory requirements to ensure the property remains "placement-ready" and compliant with UK safety legislation.
6. Data Protection
We process personal data as described in our Privacy Policy, in line with UK GDPR and the Data Protection Act 2018. By engaging our services, you acknowledge that we may share necessary information with North West local authorities and partner organisations involved in referrals and support.
7. Limitation of Liability
To the extent permitted by law, Sojourn Homes is not liable for indirect or consequential loss, or for loss of profit or revenue arising from the use of our website.
We do not exclude or limit liability for death or personal injury caused by our negligence, for fraud, or for any other liability that cannot be limited or excluded under English law. We are not responsible for failures due to events outside our reasonable control (such as utility failures or the actions of third-party public bodies).
8. Changes to These Terms
We may update these Terms from time to time to reflect changes in housing legislation (such as the Renters' Rights Act) or our business practices. The current version will always be published on this page. Continued use of our services after changes constitute acceptance of the updated terms.
